Scope of what we do, what we don't, and how loans actually work through us.

What We Do

OPM.LLC is an independent broker that connects real estate investors with private lenders, hard-money lenders, and non-bank capital sources. We arrange business-purpose loans on real estate held for investment - meaning property that is not occupied by the owner as a primary residence.

Typical use cases include:

  • Fix-and-flip rehab projects
  • Ground-up construction on investment property
  • Bridge loans between investment-property transactions
  • DSCR / rental-property purchase and refinance
  • Small-balance commercial and mixed-use investment
  • Transactional / earnest-money deposit funding

What We Don't Do

OPM.LLC does not arrange:

  • Loans on a borrower's primary residence (owner-occupied)
  • Consumer credit of any kind
  • Residential mortgages subject to TILA / RESPA / Reg Z
  • Loans where the proceeds will be used for personal, family, or household purposes

If you are looking for a loan on your own home, we can refer you to a licensed residential mortgage broker.

Licensing

Because OPM.LLC arranges only business-purpose loans on investment property, our work is generally outside the scope of state and federal residential mortgage licensing regimes (including the federal SAFE Act and most state mortgage-broker licensing statutes). OPM.LLC is not a licensed mortgage broker and does not hold an NMLS identifier.

If your loan structure or property type would require a licensed residential broker, we will tell you so and refer you out.

We Are Not The Lender

OPM.LLC does not make, fund, or service loans. We connect borrowers to third-party lenders. All loan approvals, interest rates, fees, points, terms, conditions, and timelines are determined by the lender and are subject to that lender's underwriting and program guidelines.

Nothing on this website - including loan-type pages, blog posts, calculators, sample terms, or commentary - constitutes an offer to lend, a commitment to lend, or a guarantee of credit. Pre-approval discussions and quote estimates are non-binding until a lender issues a formal commitment letter.

Information Accuracy

We try to keep this site accurate, but loan programs, lender appetite, rates, and rules change frequently. Always verify current terms with a current conversation. Examples, illustrations, and case studies referenced on this site are for general explanation only and do not predict any specific outcome for your deal.

Privacy

When you submit an intake or contact form, we collect information about you and your deal so we can match you to lenders. We share that information only with lenders we believe may be a fit for your specific loan request, and only as needed to obtain quotes. We do not sell or trade your information.
